Your home could be closer than you think.
You may not be “years away” from buying. You might just be one conversation away from realizing you've been overthinking it. Qualified Pasco County buyers can get into a home with as little as $1,000 out of pocket.*
Your rent might already cover a mortgage.
If you're paying $1,800, $2,000 or $2,200+ a month in rent, and owning could land in that same ballpark, it's at least worth seeing the numbers.
We're also in a seriously buyer-friendly negotiating market right now. Sellers are negotiating, concessions are happening, and buyers have leverage they absolutely did not have a few years ago. That can mean help with closing costs, repairs or a rate buydown.
I'll connect you with my preferred lender's first-time buyer programs. We'll find out exactly what's possible for you before you sign another lease.
What could your rent buy?
Slide in what you pay for rent now. We'll estimate a home price where the monthly payment (principal, interest, taxes, insurance and mortgage insurance) lands about the same.
This is a rough estimate for fun and planning, not a loan offer. It assumes a 30-year fixed loan, about 1.65% a year for property taxes, about $225/mo for insurance, and mortgage insurance when the down payment is under 20%. HOA fees, flood insurance and your actual rate will change the numbers. Programs, rates, monthly payments and eligibility vary and are subject to lender approval and change.
Four steps from renting to keys in your hand.
Text “I'm Ready”
Send me those two words. I'll ask a few quick questions about your goals, budget and timeline. No judgment, and no pressure.
Meet my lender
A quick pre-approval conversation to see which programs you qualify for and what your real monthly payment looks like.
The fun part
We tour homes, compare neighborhoods, eat tacos on Main Street, and negotiate hard on the one you love.
Close & celebrate
Sign, get the keys, take the photo. Champagne is encouraged.
The stuff everyone wonders about.
Is $1,000 out of pocket really possible?
For qualified buyers using certain first-time homebuyer and down payment assistance programs, yes, it can be. Whether it works for you depends on the program, your income, your credit, the home's price and location, and what we negotiate with the seller. My preferred lender will give you exact numbers before you commit to anything.
Do I have to be a first-time buyer?
Many of these programs are built for first-time buyers, which often means you haven't owned a home in the last three years. Some options are open to repeat buyers too. Text me and we'll figure out which ones fit you.
What areas does this work in?
The program on my flyer is for Pasco County: New Port Richey, Port Richey, Holiday, Hudson, Trinity, Land O' Lakes, Wesley Chapel and more. I also help buyers in Pinellas and Hillsborough, and there are other assistance programs we can look at there.
What about my credit score?
Requirements vary by program and lender. Even if your credit isn't where you want it yet, a quick conversation can map out exactly what to work on, and sometimes you're closer than you think.
How much does it cost to work with you as a buyer?
Talking to me is free. We'll go over exactly how buyer-agent compensation works before we tour a single home, so there are no surprises. In this market, sellers are often willing to help with buyer costs.
Ready-ish? That counts.
Tell me a little about where you are. I'll text you back personally, not a bot, and we'll figure out your next step together.
